What Services Do We Provide?

Contract to Close

  • Open escrow and send the fully-executed documents to all parties including the title company, the lender, the co-op agent, and your client

  • Communicate milestones and deadlines with your client

  • Send reminders about the earnest money deadline to you and your client to help ensure it is turned in on time

  • Create and maintain an electronic file for your brokerage

  • Help resolve any compliance items

  • Obtain client signatures on any additional contract documentation as needed

  • Order the home inspection and coordinate with all parties involved

  • Add all important dates and deadlines to your calendar

  • Coordinate any repairs and keep track of repair deadlines as outlined on the RE-10

  • Draft addendums based on provided verbiage

  • Communicate closely with the lender about the appraisal

  • Communicate closely with title and escrow throughout transaction process

  • Coordinate where keys will be upon funding and recording and communicate with your client where to pick them up

  • Set up signing with the title company and coordinate with you and your client

  • Submit electronic file to your brokerage and request Disbursement Authorization

  • Send Disbursement Authorization to the title company and ensure you get paid by your preferred method

  • Upon funding and recording, send clients the transaction file via email

  • Send clients reminders about filing their Homeowner’s Exemption and turning off/on their utilities.

  • Leaving reviews at your profiles

    I leave the negotiating to the expert (you). This includes the process of writing up an offer, terms for any counter offers, the Inspection Contingency Report (RE-10), and negotiating all terms associated with the transaction.
